    The Great Construction Rework

    Construction has sat largely unchanged since 2006, and for many years now, the skill has been relegated to the backburner with only a few key uses in today's meta. Furthermore, the skill suffers from some major problems. This thread aims to address those problems and put Construction on a foundation to thrive moving into the 2020's. Also, this update expands Construction to 120.

    NOTICE: I understand that this update will require an engine rewrite and work of extensive proportions on Jagex's end. But I feel like this would be a highly valued update by the community.

    Chapter 1: Training Construction

    ~~~~~~~~~~~~~~~~~~~~~~~~~

    This is one of the biggest challenges facing Construction these days - training largely consists of building your house, destroying it, and rebuilding it to gain XP. This hardly makes sense, and it results in a very tedious and mindless training. The other main method involves creating thousands of items (like tables) that nobody wants and dissembling them, alching them, or essentially giving them away for pennies on the dollar, so to speak.

    In this rework, those methods still remain, but are nerfed so as to not be the best method. Building stuff in your house will still give the same XP, but there will be 2 warning messages introduced before destroying anything, significantly slowing down the XP rates. Flatpacks will give 85% of their current XP rates, so still viable, but not quite as good. The new training method will also provide some new demand for Flatpacks that have been desperately needed since their introduction.

    The new training method introduced (intended to be the primary way to train Construction) is Carpentry Contracts. These are done by speaking to one of the 5 Real Estate Agents around the world and accepting a contact, similar to a Slayer assignment. Each of the Real Estate Agents have a Construction Level required to access their contracts:

    Varrock - Construction Level 15
    Falador - Construction Level 35
    Seer's Village - Construction Level 55
    Ardougne - Construction Level 75
    Prifddinas - Construction Level 95

    In a Carpentry Contract, you are to build a house for a client, following certain specifications based on your level. This instanced area is accessed by clicking on the Contract and choosing the Build option. This will put you in a Build Mode for a new house, but this is your client's house.

    The Contract may specify the number of rooms, the hotspots desired, the number of floors, etc. but may leave a lot of it (such as decorations and any other features you want to add) up to you. When you are finished, you can turn in your contract to the same Real Estate Agent that issued it. Depending on how you did in designing it and the features following specifications and any extras you chose to add, the client may be upset or thrilled or anything in between.

    Based on your performance to the specifications and extras you chose to add, you are given a chunk of XP. This XP, depending on which Agent you used and your Construction Level, could be quite high. XP rates are intended to be the best way to train Construction, meaning Levels 75+ could achieve 700,000+ XP per hour, and Levels 95+ could achieve over 1 million XP per hour.

    You receive XP for every action in making the client's house, and you also receive the lump sum at the end. Furthermore, you receive Carpenter's Points that you can use at Real Estate Agents to buy Construction supplies, extra XP, or unlocks for the Construction skill (more on that later). Note that you ARE required to provide all materials for the client's house, though.

    Additionally, if your work is top-notch superb, there is about a 1% chance that the Real Estate Agent says the client is so impressed with the work that they wish to sell it to you to "flip" it and profit. The price for the house depends on many things, but could easily go into the millions of gp for very nice houses. You can choose to purchase the house or pass it up. If you purchase it, you gain a Real Estate Token. (See more on this in the Real Estate section.)

    Chapter 2: POH Layout
    ————————————

    One of the big problems Construction has faced is the great inflexibility with building. In this update, the POH layout is improved drastically, similar to the interface improvements to the game several years ago that added ample customizability to the layout.

    In Build Mode, Hotspots can be removed entirely or moved around to the location of your choice.

    Room shape can also be altered from the traditional 8 by 8 squares to one of several different shapes (all with a maximum area of 64 squares and a maximum length/width of 16 squares). Curved room shapes are also introduced that make curved reading nooks or living spaces possible.

    There are also many new themes added for your POH to give it a unique style and look. You can even mix and match themes by making some rooms one theme and others another to give your POH sectors that have different looks and feels, if you so desire. Some of these new themes are available outright. Others must be unlocked by various methods. (See more in the Unlocks section.)

    Your POH also does not have to be contiguous any longer. If you want, you can have a shed out back or have multiple buildings on the grounds of your POH, so long as the room number and size restrictions are still met.

    The current room restrictions and size restrictions to POH's remain. However, in the Unlocks section, it details unlocks for up to 99 rooms and increases in size from 7 by 7 maximum to 17 by 17 maximum. This method of increasing POH size is intended to limit server strain and lag and information stored in servers by limiting the number of players utilizing this option.

    POH's will still be limited to underground, ground floor, and one floor above that, except for people with 100 Construction, which unlocks another floor above that that can be built on.

    Chapter 3: Real Estate and multiple POH's
    ————————————

    In this update, players gain the ability to own and purchase their own Real Estate. These are obtained in the form of a Real Estate Token, a non-stackable (even in bank) item gained from other players or rarely after finishing a Carpentry Contract (see above). Players can own up to 2 Real Estate Tokens (a 3rd at 99 Construction and a 4th at 120 Construction).

    Clicking a Real Estate Token will take you on a virtual tour of the house created by the player who made it (either on a Carpentry Contract or a former POH). You are not able to interact with anything, though, only look.

    Players can decide to "sell" their POH by speaking to a Real Estate Agent. This transfers their POH to a Real Estate Token, which can then be sold or traded. If they do not have any other POH, they will have to start a new one to gain access to their POH.

    At the GE a new billboard is added to the southwest corner of the enclosed area for Real Estate sales. Here, players can filter by price and house features desired and if they want to, they can purchase a Real Estate Token from a player.

    At Level 99 Construction, you also gain the ability to have a second POH in a second location from the first. (You cannot have multiple POH's at the same location.) A new right-click Configure option on Teleport to House tablets will allow you to choose where it teleports you to when left-clicked. When using Teleport to House spell, it will come up with a menu for you to choose the location. At Level 120 Construction, you gain the ability to have a 3rd POH.

    Chapter 4: Player Interaction
    —————————————

    One of the greatest failed promises of Construction is the idea of sociability - this is an MMO, and Construction for the most part separates the community into individual spaces (an instanced area no other player can access). This update addresses that.

    First, POH owners can allow people to access their POH without them being present in the POH. Secondly, anyone star-ranked in the owner's Friend Chat can open up the owner's POH instance without the owner even being online.
    A new spell (and associated tablet) is created: Teleport to Other's House. This, on use, will prompt you to enter the display name of another player, and if possible, you are teleported to their POH. (It remembers previous uses, too, so you can use it quickly if training.)

    Additionally, billboards will be set up next to all POH Portals in the cities they are located in, showing all online players who have set access to Open (and also shows Offline players if a star-ranked Friend Chat player has opened it and it is set to Open.) You can also right-click Features on a player's name on the billboard to see the most-used features of that person's POH. This is unique to the world you are on.

    POH owners can charge a fee as well for others to enter their POH.

    Chapter 5: New Additions - Rooms

    The following are additions to the Construction skill's room variety. XP and drops are possible in a POH now, and it is meant to become a hub for training.

    Level 50 Construction - Achievement Hall: Display your achievements in the game (the current Skills Hall does not do this or have the functionality to do it; it could be replaced by this, presumably).

    Level 50 Construction - Sanctum: Must be on ground level. Divination can be trained here. (See Unlocks for more info.)

    Level 65 Construction - Slayer Pit: Must be underground. Slayer Monsters can be placed here. (See Unlocks for more info.)

    Level 65 Construction - Vault: Must be underground. Thieving can be trained here. (See Unlocks for more info.)

    Level 80 Construction - Quarry: Must be on ground level. Mining can be done here. (See Unlocks for more info.)

    Level 80 Construction - Smithy: Contains anvils and furnace to smith and smelt. (See Unlocks for more info.)

    Level 95 Construction - Pond: Must be on ground level. Fishing can be done here. (See Unlocks for more info.)

    Level 95 Construction - Arboretum: Must be on ground level. Woodcutting, Farming, Firemaking, and Fletching can be done here. (See Unlocks for more info.)

    Level 110 Construction - Runic Study: Runecrafting can be done here. (See Unlocks for more info.)

    Level 110 Construction - Gymnasium: Agility can be done here. (See Unlocks for more info.)

    Level 115 Construction - Lesser Boss Den: Fighting lower-tier bosses can happen here. (See Unlocks for more info.)

    Level 120 Construction - Greater Boss Den: Fighting upper-tier bosses can happen here. (See Unlocks for more info.) This is a large room.

    Chapter 6: New Additions - Unlocks
    ———————————————————

    I don't want to detail all unlock methods here to give some leeway to dev teams, but I figure new unlocks for Construction include:
    Carpenter's Point unlocks
    Construction Level unlocks
    Rare drops from skilling, monsters, and clue scrolls
    Minigame rewards

    Here are some of the unlocks I have in mind:

    Divine Obelisk (different tiers) - for Achievement Hall. Must sacrifice coins to it. When done, you (and all players within) receive increased XP for the next 60 minutes while at the POH premises.
    Sacrifice 100,000 gp for a 2% boost in XP for the owner and a 0.2% boost in XP for everyone else.
    Sacrifice 1,000,000 gp for a 5% boost in XP for the owner and a 2% boost in XP for everyone else.
    Sacrifice 10,000,000 gp for a 20% boost in XP for the owner and a 10% boost in XP for everyone else.
    Sacrifice 100,000,000 gp (once only) to boost 10,000,000 gp sacrifice to 50% for the owner and 25% for everyone else.

    Note: These skill unlocks can also have the *ability* to obtain them unlocked with Carpenter's Points.

    -Eternal Energy Rift - while training Divination, there's a rare chance of obtaining an Eternal Energy Rift of the same tier you are divining. Tiers up to Brilliant are tradeable. Can be placed in a Sanctum for Divination training. Wisps of the same tier are automatically spawned. Only one Eternal Energy Rift can be placed in each Sanctum.

    Slayer Spawners - while on a Slayer task, there's a rare chance of obtaining a <Monster type> Spawner of the same type of Slayer Monster you are fighting. Monsters of that same type are spawned in the Slayer Pit you place this in. Up to Abyssal Demon is tradeable. Only one Slayer Spawner may be placed in each Slayer Pit. Unlike most other skill additions here, the Slayer Spawners are NOT permanent and degrade after 1000 monsters have been killed.

    Safes (of different tiers) - while Thieving, there's a rare chance of obtaining a Safe of a certain tier. Tiers up to Level 80 are tradeable. Can be placed in the Vault. Up to 8 Safes can be placed. Higher tiers give better loot and better XP.

    Eternal Ore (different tiers) - while Mining, there's a rare chance of obtaining an Eternal Ore of the same type you are Mining. Up to Banite is tradeable. These may be placed in a Quarry to provide a mineable ore rock spawn of the same type. Up to 8 Eternal Ores may be placed in the same Quarry.

    Anvils & Furnaces (different tiers) - while Smithing, there's a rare chance of obtaining an Anvil or Furnace of an appropriate tier according to what you are Smithing. Up to the Level 80-equivalent Tier is tradeable. Anvils and Furnaces may be placed in a Smithy. Higher tiers provide bonus experience, up to 20% (stacks with Divine Obelisk boost). Up to 2 Anvils and 2 furnaces may be placed in a Smithy.

    Fish Spawner - while Fishing, there's a rare chance of obtaining a Fish Spawner of the same type as fish you are fishing. Up to Sharks is tradeable. When placed in a Pond, it will spawn fishing spots of the same type as spawners present. Up to 2 Fish Spawners may be placed in a Pond.

    Eternal Tree (different tiers) - while Woodcutting or Farming trees, there's a rare chance of obtaining an Eternal Tree of the same type. Up to Magic Trees are tradeable. They may be planted (with appropriate Farming level) in an Arboretum. Once grown, they provide logs just like any other tree. The owner of the POH can dig the stumps up and re-plant. Eternal Trees are unique in that they can be dug up (return to inventory as Eternal Tree of that type) and re-planted for more Farming XP. If you're not the owner of the POH, you may only plant in unoccupied hotspots of the Arboretum, and the owner of the POH can still dig yours up (and keep the Eternal Tree). Up to 8 Eternal Trees may be placed in an Arboretum.

    Runic Shard - while Runecrafting (at altars only), there's a rare chance of obtaining a Runic Shard that matches the altar you are at. Up to Blood is tradeable. When placed in a Runic Study, it allows Runecrafting that type of Rune. It grants XP equal to Ouriana Altar crafting that type of rune. Unlike other skill add-ons, the Runic Shard is NOT permanent - it lasts for 100,000 runes created before crumbling to dust, and another one is needed. Only one Runic Shard is possible per Runic Study.

    Various Eternal Obstacles - while training Agility, there's a rare chance of obtaining an Eternal Obstacle of various types. Up to Level 80 version is tradeable. These are used to construct an Agility Course in the Gymnasium. Each obstacle gives Agility XP, and for each "lap" (doing all obstacles, assuming 4 or more are present) gives bonus XP. A full Gymnasium consists of 8 obstacles.

    Boss Spawner - while killing bosses, there's a rare chance to obtain a Boss Spawner for that boss. Lesser Bosses are tradeable, while upper-tier bosses are not. Not every boss is available as a Spawner. These are placed in the Lesser/Greater Boss Dens, and only one per Den is possible. NOTE: XP is given for fighting these bosses, but drops are NOT given. They are mainly meant for show/prestige and to practice fighting the boss.

    - More Rooms - you can unlock more rooms by spending Carpenter's Points and GP. Your normal max of 33 rooms at Level 99 comes without a fee. However, you can purchase packs of 6 more rooms at a time for a price. The first unlock of 6 rooms is available for a certain number of Carpenter's Points and 1,953,125 gp, all the way up to the 11th unlock of 6 rooms that costs Carpenter's Points and 2,000,000,000 gp for a total of 99 rooms with 99 Construction (The cost doubles each add-on). The size limitation of 7 by 7 slowly increases to 17 by 17 as you add more rooms.

    - More Themes - You can spend Carpenter's Points and GP to purchase a myriad of new themes for your POH.

    Chapter 7: Goals/Aims

    The goals and aims with these changes are meant to turn Construction into a skill of player interaction. Of course, I haven't detailed everything here. With all of these new rooms, there's plenty of room for hotspots and decorations that haven't been discussed here.

    I want to turn Construction into a skilling hub that is beneficial to all players. Of course, much of this is accomplished by the use of the Divine Obelisk. Without this, much of the incentive is removed. And the Divine Obelisk is a considerable money sink for the game. While it is possible that Carpentry Contracts will not be as much of a money sink as current Construction Training, the hope is that Divine Obelisks counteract this.

    These changes are also meant to weave Construction together with the other skills of the game, which is something lacking now. This makes Construction a critical part of the game, unlike now, where it is basically a side skill.

    Ultimately, this thread is meant to be a living, breathing, changing document. Please suggest ideas for improvements and any concerns that you may have!
